All of our inspections are essentially the same for a Seller, Buyer or “New Home” Homeowner. However there are a few differences.

~ Helping Sellers~
There are many advantages to having a Pre-Listing home inspection. It helps you to see your home through the eyes of a professional, non-biased and fair, third-party.

A professional home inspection can help:
  • You address existing defects that may scare the buyer away or become a negotiating issue.
  • Give you adequate time to get reasonably priced contractors or, if experience permits, make the repairs yourself. This can save you money Avoid last minute expenses, having to hire the most expensive repairman, simply because he was readily available. Give yourself plenty time to shop for the best price for repairs. Don’t rush… be smart!
  • Convince the buyer to consider waiving the inspection contingency.

What Do I Inspect?
A PROFESSIONAL HOME INSPECTION is a non-biased visual examination of the physical structure and systems of the home, from top to bottom, inside and out. If items of concern are found, I may recommend further evaluation or give suggestions for repair.

A professional inspector will inspect your home for 2 to 4 hours, depending on the size and condition of the property. I encourage you to attend the inspection and accompany me while I inspect your home. This will give you the opportunity to see what I see and to ask questions that will give you a complete understanding of the condition and workings of your home.
