Our Inspection Services
All of our inspections are essentially the same for a Seller, Buyer or “New Home” Homeowner. However there are a few differences.

~ Helping Sellers~
There are many advantages to having a Pre-Listing home inspection. It helps you to see your home through the eyes of a professional, non-biased and fair, third-party.

A professional home inspection can help:
  • You address existing defects that may scare the buyer away or become a negotiating issue.
  • Give you adequate time to get reasonably priced contractors or, if experience permits, make the repairs yourself. This can save you money Avoid last minute expenses, having to hire the most expensive repairman, simply because he was readily available. Give yourself plenty time to shop for the best price for repairs. Don’t rush… be smart!
  • Convince the buyer to consider waiving the inspection contingency.
  • Reduce your liability by adding professional supporting documentation to your disclosure statement.
  • Alert you to immediate safety issues before agents and visitors tour your home.
A Pre-Listing Inspection can help the buyer feel good about what they are getting. If they feel that the home they are buying is in good shape, it gives them peace of mind regarding the condition the home.

This can go a long way towards completing the sale.Knowledge is power. By having an inspection before selling, your position as a seller is stronger. You will be prepared for items that may show up on a buyer's walk-thru or inspection.  You can avoid lengthy negotiations if repairs are done ahead of time. Closing escrow can be much smoother when there is less or no repair needed.

~ Helping Buyers ~

When shopping to buy a home, buyers typically try to find the “home of their dreams”. When they do find that “home of their dreams”, their judgment can become clouded. A professional home inspection can help you be completely informed about the condition of the home you plan to purchase.

With this knowledge you can:
  • Save Money by having the Seller take care of any necessary repairs.
  • Save Money by negotiating a lower price to accommodate the repairs.
  • Avoid problem homes that may have major structural or environmental issues.
  • Feel confident that the home of your dreams is in a condition that meets with your approval, is easily insured and safe to move in to.
Heaven forbid you should buy a home without the knowledge of existing problems that the seller did not disclose. Unfortunately this does happen from time to time and usually results in a costly court battle which can be very time consuming, stressful and expensive. Do yourself a huge favor. Hire me to thoroughly inspect your home.

~ Helping "New Home" Homeowners ~
You just bought a newly built home. You are the first and original proud owner of this beautiful new home. The builder has given you a 12 month warranty and will take care of any defects that should arise during the first 12 months of ownership. Month 11 comes around. What items have you put on your list. Is the list complete? Did you spot that cracked rafter in the attic? “I always wonder why there was a slight sag in the roof” one owner said to me. A professional home warranty inspection can Save You Money.

A timely home warranty inspection can:
  • Help you find many items that you wouldn’t even consider looking at, let alone put them on your list.
  • Help you provide the builder a clear and concise list of items needing attention.
  • Help you find minor issues that could later turn into major and costly problems, such as a small cracked roof flashing creating a small leak.
  • Help you understand what items are legitimate concerns rather than nit-picky items that create friction between you and your builder.
Most importantly, a home warranty inspection can save you time, money and grief by making sure that these items are not overlooked, that these items are identified and repaired by your builder. Ultimately, this can Save You Money.

What Do I Inspect?
A PROFESSIONAL HOME INSPECTION is a non-biased visual examination of the physical structure and systems of the home, from top to bottom, inside and out. If items of concern are found, I may recommend further evaluation or give suggestions for repair.

A professional inspector will inspect your home for 2 to 4 hours, depending on the size and condition of the property. I encourage you to attend the inspection and accompany me while I inspect your home. This will give you the opportunity to see what I see and to ask questions that will give you a complete understanding of the condition and workings of your home.

  • Roof, vents, flashings and trim.
